The McKee Farms Development, a new single family home community in South Jordan, Utah, originally had great soil reports. Once they began to cut the road areas they discovered the California Bearing Ratio (CBR) values to be much worse than the original reports. The owner of the development, JCraft Homes, went straight to IGES - who are extremely talented in road design, geotechnical site investigations/reports and laboratory testing - to do some more “digging”.
The initial challenge in dealing with the CBR issues was time. JCraft Homes had already begun to sell lots, so roads needed to be built as soon as possible. Initially, when the engineers ran CBR tests the results showed a really solid foundation. Once they began to dig out the areas for the roads it became apparent the CBR was closer to two (2). To put that into context, a CBR of 3 typically equates to tilled farmland.
A shocking discovery - a large canal running straight through the middle of the site - was to blame for the changing CBR values. The belief was that the values were changing based on how much water was in the canal. This now became their biggest challenge.
The original proposal was to dig down 18 inches and fill with rock, however there was no significant proof that this amount of new gravel would in fact stabilize the area, not to mention it would have been very time consuming and costly. In consultation with IGES, Nilex recommended its Mirafi RS380i High Strength Woven Geotextile product. Together they went to the City to receive approval on this solution in order to save time and meet construction time lines.
Nilex provided a quick turnkey service, including getting preapproval from the City and delivering in-stock product immediately following the approval. The road building and fabric installation took two weeks to complete with a crew of ten.
Nilex helped save the client several weeks of time, thousands of dump trucks on the roads, and a lot of money by reducing the amount of rock required to build their roads.
